|Recommended: YesExcellent Maintenance Team — After living at Modera Founders Row for 4 months, I've only experienced minor inconveniences in my unit. A noisy HVAC vent, blinking lights on the microwave, a loud frig fan.
ALL of these small matters were addressed immediately by the MFR maintenance crew who are also very nice people. Karlos and Danny have responded to my requests for attention right away, as in within 24 hours. These were not emergency situations. As a former homeowner, I'm grateful for the quick, professional response time.

|Recommended: NoI had a TERRIBLE year at Founders Row. It began w my key fob not opening my apt door. I reported the problem, they did NOTHING. Finally, I complained to the community manager, william hall. The problem was fixed, but then W.Hall began a campaign of harassment against me.
I'm 76 w stg4 cancer. My dog is a16 shih tzu w age issues, including a weak bladder. When I couldn't take her out quickly enough, I let her use the balcony cleaned up thoroughly. W. Hall kept a camera aimed at my apartment to take pictures of any puddles
When I moved out, W..Hall charged me with not only power washing my own immaculate balcony, but also the 3 balconies beneath mine There is no way that my dog's little piddles ran over 4 floors, let alone my own balcony.
I don’t much mind about the security deposit. What I mind is w.hall's unending vindictiveness lying threats
If Verso cares about sanitation issues, they need to clean the courtyard where children are rolling in pee poo.

Thank you for your feedback. I'm sorry to hear that your experience did not meet your expectations.
As we discussed, it is our responsibility as the landlord to ensure that our homes are professionally cleaned and properly maintained, particularly in situations involving repeated reports and documented evidence of animal waste on the balcony. While we understand the challenges you may be facing due to your current health condition and your dog’s age, the lease clearly states that pets are not permitted to relieve themselves in unapproved areas, including balconies. It also outlines that residents are responsible for any necessary remediation.
To be fair and consistent with all residents, we cannot make exceptions that would allow one resident’s pet to use the balcony inappropriately while holding others to a different standard. Despite multiple notices and the sharing of evidence showing both liquid and solid waste, we continued to receive reports of ongoing misuse of the balcony.
We regret that a cleaning charge was necessary; however, as previously communicated, only a portion of the total cleaning cost was passed on to you. The remainder was covered by our team to help lessen the financial burden.

|Recommended: YesCan't say enough wonderful things about this property It's always clean, fresh, and welcoming. Well maintained, with plenty of restaurants right on site, and walking trails and biking right at the door. Lots of things to do in the area including a great award-winning Farmer's Market every Saturday from 8 00 9 00 a.m. until 12 00 p.m. every weekend. Everyone in the building is very friendly and it's nice and quiet. People are respectful of others in the building, too. Great spaces to work out exercise, mingle, and plenty of space to move about and relax. Summer should be super fun, too. The staff is warm and welcoming to everyone and goes the extra distance to help out and get things done. Maintenance is simply the best, too If you are in the market for an apartment, don't hesitate to check out Modera Founders Row in Falls Church. You will not be disappointed.

|Recommended: YesMoving to modera founders row — While Modera Founders Row is undoubtedly a beautiful and pleasant place to live, the management leaves much to be desired. From the start, my experience has been filled with confusion, misinformation, and frustration.
On my first day, I was instructed to pay half a month's rent, which I did. However, I later discovered that the leasing agent had failed to provide the full total. As a result, I ended up with leftover rent that was incorrectly carried over into the following month. In addition, I was charged twice for the Renter’s Liability Policy RLP — two different amounts — along with unexplained extra charges. When I questioned these discrepancies, the staff had no answers and had to escalate my case to the community manager for review.
The miscommunication didn’t stop there. I signed a lease for an agreed rental amount, but the moving assistant repeatedly confirmed — incorrectly — that my rent was 100 less than what the lease actually stated. This kind of inconsistency is unacceptable and speaks volumes about the lack of proper training and coordination among the staff.
Throughout the application process, every time I visited, they introduced new and unexpected requirements. This constant shifting of expectations, coupled with their incapability of providing clear answers, created an overwhelming sense of unease.
I inquired about storage options during my visit and explicitly stated I would confirm if I wanted it. Despite my clear refusal at the time, a storage fee was still added to my rent without my authorization.
Overall, while the community itself is aesthetically impressive, the management's disorganization, lack of transparency, and continuous billing errors are deeply concerning. Improvements in staff training, communication, and customer service are desperately needed if Modera Founders Row wants to live up to the quality it visually promises.

The grounds are always clean, and parking is plentiful. Noise levels are low thanks to excellent construction quality. The maintenance staff is prompt and professional, and the overall quality of the staff is outstanding. I highly recommend Modera Founders Row for its exceptional living environment.

|Recommended: NoApartment is fine, great even. However management has slowly been adding additional costs since we moved in. It costs are whatever, but it has been really annoying since these were important amenities to us when we signed.
First, the free parking for guests became paid. They did give us a 3 hour code and a discount code, but it was weird to ask our guests to pay for a longer visit. Then they provided an option for guests to park in resident parking only 12 spots total for the whole apartment and you have to fill out a form . Now, it’s a total hassle to have guests over when it used to be so simple. We love hosting and this is a huge annoyance.
Then they changed the free coffee policy to only 5 cups a month. it feels like they’re trying to squeeze out every last penny when we pay thousands of dollars in rent.
I appreciate that they are a business and need to mitigate costs and make money, but it feels like they keep adding fees to all of the perks.
Hi Lydia, Thank you for sharing your experience. Modera Founders Row is a mixed used community with a large scale retail component including a theatre set to open early next year. Parking will have to be controlled to ensure residents, guest and retail patrons can all be accommodated. It was always the plan to charge a nominal fee for parking at the community, but we waited to start charging until more retail spaces were open. With the discount code provided, your guests can park for as low as $1.50. Same thing with the coffee, Modera Founders Row provides the first five cups per month free to all of our lease holders after that additional cups can be purchased for around $1.50, can't find that price at Starbucks or Dunkin Donuts! Modera/Verso Founders row hosts 394 homes and we want to make sure we remain fair to all of our residents. Thank you for understanding. -Dan Grove, Regional Manager
|Recommended: YesMove-in experince — The leasing application process lacked smoothness. I encountered difficulty completing my paycheck verification online, necessitating reliance on the leasing office staff to finalize the application. Unfortunately, the staff's responsiveness was subpar, requiring numerous follow-ups to progress the application despite the imminent lease start date.
In the move-in phase, I had pre-scheduled the service elevator reservation for 10 00 AM - 1 00 PM. Upon arrival at the reception, no one was available to secure the elevator until 11 30 AM. This experience was frustrating, as I aimed to prevent any damage to the property equipment while efficiently moving my furniture into the apartment within a limited timeframe. The time constraints were exacerbated by the hourly charges imposed by the movers.
Ed Thiel and William from the leasing staff demonstrated high professionalism and assisted me promptly. I want to extend special thanks to Ed for arranging a second tour, allowing me to showcase the community to my parents. His willingness to go above and beyond for residents is truly appreciated.

The amenities in the apartment I've used so far have been excellent I haven't yet used the pool or grill area but the gym is very nice The equipment is very adaptable to any specific type of workout

Thanks for sharing your thoughts Ryan. The food places are coming! We have a cafe coming underneath the Verso building and a steakhouse coming in the open retail space near the front lobby entrance. There are a couple more retail spaces that we are working through negotiations now that could become exciting restaurants. |Recommended: YesMostly excellent with some community issues — We love our overall experience at Modera so far. Here are some first impressions. The property and grounds are beautiful and the location is excellent with so much in walking distance. Areas that could be improved are wayfinding, parking, and some community member behaviors. The hallways are confusing to navigate and all look the same, making it easy to get lost. More signs would be helpful. The car down on P2 is inconvenient and it takes a long time to get to and from the car and to get the car in and out of the garage. Some resident spaces on P0 and P1 would be very nice. We were excited about the Woof Deck but have been disappointed by feces left on the turf every time we have gone there, even with the stocked waste bag dispenser right there—we have stopped using it because of this. More notices to the community about this would be helpful. Finally, the Gathering Room is wonderful but unfortunately often has unattended children acting rambunctious and destructive, climbing on the pool table and shuffle board table, running, and otherwise rendering the space unusable by others. Children should be attended by grownups while there. More community notices with behavior guidelines would be helpful. We have had a great experience at the pool so far and are grateful for that service. The staff, specifically Willie, Jarvis, Ed, and Danny, have been awesome and provided great service.
